Leak investigation and repairs

Water beneath a sink, an unexplained damp patch or a meter that keeps moving can all point to a plumbing leak. We investigate accessible plumbing and discuss the next step once we have narrowed down the source.

What you might notice

Water at a pipe or joint
A visible drip often gives us a starting point. Water can also travel along a pipe from a fitting further away.
Damp patch on a ceiling or floor
Note when the patch changes, such as after a shower or when an appliance drains. Keep away from bulging ceilings and affected electrics.
Water meter moving with outlets off
If it is safe to check, tell us what the meter does when taps, toilets and appliances have stopped drawing water.
An outside overflow is running
A loft cold-water tank or a toilet cistern can overflow if its inlet valve fails to shut. Tell us where the pipe comes out and whether the flow is steady. Leave loft access to us if it is difficult or unsafe.
Water appears only after using a fitting
A supply leak can continue while a fitting is off. A leak that starts as water drains can point to a waste, trap or connection. The timing gives us a starting point.

What the pattern can tell us

A leak that never stops
We check accessible supply pipes, joints and valves and whether isolating an individual fitting changes the flow. A toilet can waste water into the bowl without leaving a wet floor.
A leak you cannot see
We compare where the water shows with what was being used. If a leak might be beyond your internal stop tap or on a shared supply, we discuss where the water supplier or building manager may need to help.

What we can do

We can check accessible fittings, isolate sections and test how the plumbing behaves in use. Concealed leaks may require controlled access behind a panel, floor or ceiling. We discuss access, making good and further work before proceeding.

Before you get in touch

Tell us whether water is still escaping, whether the supply can be isolated, where the water appears and whether it follows use of a particular fitting.

Planning your visit

What happens next

  1. Describe the job

Send your postcode, what is happening and a photo if it helps. Tell us if water is still escaping.

  2. Agree the visit

We confirm availability and explain the basis of any attendance or investigation charge before booking.

  3. Agree and check the work

We explain what we find, agree any further work and check the affected plumbing afterwards.

Common questions

Can you repair the leak during the visit?

That depends on access, the condition of the pipework and the parts required. We discuss whether the first visit can include a repair or needs to focus on investigation and making safe.

Will you need to open a wall or lift flooring?

We start with the checks we can do without opening up. If the likely source is concealed, we explain what opening is needed and agree how making good will be handled.

Can you give me an estimate?

We discuss the work and the basis of any attendance or investigation charge before booking. Where the fault or access is uncertain, we may need to assess it first. We discuss any change to the agreed scope before additional work.
