Say where the fault is and what it does
Give the postcode and say which fitting is affected. “The kitchen tap drips when it is off” gives us a different starting point from “the cupboard gets wet when the sink drains”. If water is actively escaping, call and explain whether it has been isolated.
Photograph the whole fitting first
A wide photo shows the type of tap, shower or cistern. If you can see a brand or model, include it. A second photo of accessible connections can help, but leave fixed panels and electrical covers in place.
Explain what still works
For a toilet, say whether the cistern refills and whether the bowl drains normally. For a shower or tap, say whether the issue affects hot, cold or both. For a radiator, tell us whether the other radiators warm up.
Tell us about access and parts
Mention if the fitting is boxed in, if this is your only toilet or if someone else needs to approve the work. If you have bought a replacement, send the model details. Keep keys, passwords and access codes out of an initial enquiry.
